Possible Causes

Clogged condensate drain line, Algae or slime in drain trap, Cracked or rusted primary drain pan, Disconnected drain line at pan outlet

How to Fix / Troubleshooting

Safety first: Turn OFF power to the air handler/furnace to avoid electrical hazards near water.

  • Step 1 – Locate drain line: Find the PVC drain exiting the indoor coil or air handler. Identify the cleanout or trap.
  • Step 2 – Clear blockage: Use a wet/dry vacuum on the outside drain termination to suck out clogs. Alternatively, open the cleanout and flush with warm water and a small amount of mild bleach.
  • Step 3 – Inspect drain pan: Remove the coil access panel and check the pan for cracks or rust-through. Repair or replace if leaking.
  • Step 4 – Verify slope: Ensure the drain line slopes downward continuously to the termination point.
  • Step 5 – Install safety float (if missing): Consider adding a condensate float switch to shut off the system if the pan overflows.
