Possible Causes

How to Fix / Troubleshooting

Safety: Unplug the unit before removing it from the window or sleeve.

Steps:

  • Check installation tilt: Friedrich window and through-the-wall units must be slightly tilted downward toward the outside so water drains outdoors. Adjust the mounting so the rear is lower than the front by about 1/4–1/2 inch.
  • Clean drain pan: Remove the unit from the sleeve or window as needed. Clean the condensate pan of slime, dirt, and debris.
  • Clear drain holes: Use a small brush or pipe cleaner to open any blocked weep holes in the base pan.
  • Inspect drain tube (if equipped): For PTACs with a drain kit, ensure the drain line is not clogged or kinked. Flush with water and mild bleach solution.
  • Check for cracks: If the plastic drain pan is cracked and leaking, replace it with the correct Friedrich drain pan for your model.
