Possible Causes
Clogged condensate drain line, Algae buildup in drain pan, Cracked drain pan on Heil evaporator coil, Improper drain line slope
How to Fix / Troubleshooting
Safety first: Turn off power to the air handler to avoid electrical hazards near water.
- Step 1 – Locate drain line: Find the PVC drain exiting the indoor coil or air handler. Identify the cleanout tee if present.
- Step 2 – Clear line: Use a wet/dry vacuum at the outside drain termination to suck out clogs. Seal around the pipe with a rag for better suction.
- Step 3 – Flush system: Pour a mixture of warm water and a small amount of vinegar or mild bleach into the indoor drain pan or cleanout to kill algae.
- Step 4 – Inspect drain pan: Use a flashlight to check for cracks or rust holes in the Heil drain pan. If damaged, the pan or coil assembly may need replacement.
