Possible Causes

Clogged condensate drain line, Algae or slime in drain pan, Improperly sloped drain, Cracked drain pan, Missing or clogged condensate trap

How to Fix / Troubleshooting

Safety first: Turn off power to the indoor unit to avoid electrical hazards near water.

  • Step 1 – Locate drain line: Find the PVC drain exiting the air handler or coil pan.
  • Step 2 – Clear blockage: Use a wet/dry vacuum on the outside drain termination to suck out clogs. Alternatively, remove the cleanout cap and flush with warm water and a small amount of mild bleach.
  • Step 3 – Clean pan: Remove the access panel and inspect the drain pan. Remove debris and wipe clean. Use condensate pan tablets to reduce algae growth.
  • Step 4 – Check slope and trap: Ensure the drain line slopes downward continuously and that any trap is not blocked.
  • Step 5 – Repair leaks: If the pan is cracked or rusted through, it should be replaced by a technician.
