Biasi
Frozen Condensate Pipe
Boiler's condensate pipe repeatedly freezes in cold weather, causing lockouts or shutdowns.

Possible Causes
Condensate pipe run externally for long distance, Insufficient pipe insulation, Pipe diameter too small, Poor fall leading to standing water
How to Fix / Troubleshooting
Safety: Do not use boiling water on plastic pipes; they can deform or split.
- Locate frozen section: Feel along the external condensate pipe for very cold, solid sections.
- Thaw gently: Pour warm (not boiling) water over the frozen section or use warm towels to thaw the ice.
- Reset boiler: Once thawed, reset the Biasi boiler and check for normal operation.
- Improve insulation: Lag the external pipe with suitable weatherproof insulation and, if possible, increase the pipe diameter and reduce external run length. An engineer can reroute the pipe if needed.
