How to Fix / Troubleshooting
Safety first: Turn off power. If the leak is significant, close the water supply to the boiler and allow it to cool before working on it.
- Step 1 – Identify leak source: Dry the area and observe where water first appears. Check around the pressure relief valve, circulator flanges, sensor wells, and pipe joints.
- Step 2 – Relief valve check: If water is dripping from the relief valve discharge pipe, check system pressure. High pressure may indicate an expansion tank or fill valve problem. Do not cap the discharge pipe.
- Step 3 – Tighten fittings: Gently tighten any accessible unions or threaded fittings that are seeping. Do not overtighten and crack fittings.
- Step 4 – Replace gaskets: If a circulator or flange gasket is leaking, isolate the boiler, drain down to below the leak, and replace the gasket with a new one rated for hydronic use.
- Step 5 – Heat exchanger leak (pro): If water appears to be coming from inside the boiler jacket or from the heat exchanger itself, contact a professional; the heat exchanger may need replacement.
