Steps:
- Identify source: Dry the area and observe where water first appears—at unions, fittings, or from inside the cabinet.
- Check unions: Gently tighten the plastic unions on the Fairland heater inlet and outlet by hand, then a small additional turn with a strap wrench if needed. Do not overtighten.
- Inspect PVC: Look for cracks or poorly glued joints in the nearby plumbing.
- Condensation vs leak: In humid weather, significant condensation can drip from the coil and base pan. Clear the condensate drain holes so water can exit freely.
If water appears from inside the cabinet or around the heat exchanger:
- Shut off water supply to the heater and contact a technician. The titanium heat exchanger or internal manifold may be leaking and require replacement.
