Possible Causes

Worn mechanical seal, Running pump dry, Chemical imbalance causing seal degradation, Age-related wear on seal faces

How to Fix / Troubleshooting

Safety first: Turn off power at the breaker and close suction and return valves before disassembling the pump. Relieve filter pressure.

  • Confirm leak location:
    • Observe water dripping from the seam between the pump housing (wet end) and motor, not from plumbing joints.
  • Disassemble pump wet end:
    • Remove pump lid and basket.
    • Unbolt the clamp or bolts connecting the motor to the pump housing.
    • Remove the motor/impeller assembly.
  • Replace mechanical seal:
    • Remove the impeller and old mechanical seal components from the seal plate and impeller.
    • Install a new Jandy-compatible mechanical seal kit, taking care not to touch the seal faces with bare fingers.
  • Reassemble and test:
    • Reassemble pump, restore valves to normal, prime, and run the pump while checking for leaks.
