Possible Causes
Excessive tank temperature, Excessive system pressure, Failed T&P valve, Closed expansion in closed plumbing system
How to Fix / Troubleshooting
Safety: The T&P valve is a critical safety device. Do not cap or plug the discharge pipe.
- 1. Check temperature: Measure hot water temperature at a faucet. If above 120–140°F, adjust thermostat or replace faulty control.
- 2. Check system pressure: Install a pressure gauge on a nearby faucet. If static pressure exceeds 80 psi or rises significantly when heating, install or service a thermal expansion tank and pressure-reducing valve.
- 3. Test T&P valve: Lift the test lever briefly to flush debris, then release. If it continues to drip, replace the T&P valve with one of the same rating.
