Possible Causes
Leaking drain valve, loose drain cap, corroded tank, leaking T&P discharge pipe dripping down
How to Fix / Troubleshooting
Safety: Turn off power or gas supply. Close cold water supply if leak is heavy.
Steps to diagnose bottom leaks:
- Check drain valve: Ensure the drain valve is fully closed and the cap (if present) is tight. If it drips from the spout, attach a hose cap or replace the valve.
- Inspect T&P discharge: Follow the T&P relief valve discharge pipe to see if it is dripping and running down to the floor. If so, see the T&P fault section.
- Look for tank seam leaks: If water appears from under the jacket or around the base with no visible fitting leak, the glass-lined tank is likely ruptured.
- Replace heater if tank leaks: A leaking tank cannot be repaired; plan for full water heater replacement.
