How to Fix / Troubleshooting

Safety: The T&P valve is a critical safety device. Do not cap or plug it. Hot discharge can cause burns.

  • Check water pressure: Use a pressure gauge on a nearby faucet. If static pressure exceeds 80 psi, install or repair a pressure-reducing valve and thermal expansion tank.
  • Test expansion tank: Tap the tank; it should sound hollow on top and solid on bottom. Check air charge with a tire gauge (power and water off, system depressurized). Recharge or replace if waterlogged.
  • Inspect discharge pipe: Ensure the T&P discharge pipe is properly routed to a safe drain and not restricted.
  • Replace T&P valve: If system pressure is normal and the valve still drips, turn off water, relieve pressure, and replace the T&P relief valve with the correct rating.
  • Check thermostat: If water is excessively hot, test and replace faulty thermostats or gas control valve.
