How to Fix / Troubleshooting
Safety: Turn off power (or set gas control to OFF) and close the cold water supply valve. Hot water leakage can cause burns and property damage.
Steps:
- 1. Confirm source of leak: Dry the area and inspect fittings, drain valve, and T&P relief valve first. If water is seeping from the tank shell or insulation, the tank itself is leaking.
- 2. Check T&P discharge: If water is coming from the temperature & pressure relief valve discharge pipe, test and replace the T&P valve and check system pressure before condemning the tank.
- 3. If tank is leaking: Internal tank leaks are not repairable. Plan for replacement of the Lochinvar water heater. Shut off water supply and drain the tank using the drain valve and a garden hose.
- 4. Address causes: When installing a new heater, add or verify a thermal expansion tank and pressure-reducing valve if supply pressure is high, and replace the anode rod periodically to extend tank life.
