How to Fix / Troubleshooting
Safety first: Turn OFF power or gas. Close the cold water supply. Use caution; leaking water may be hot.
Steps to check:
- 1. Identify source: Dry the area and watch for fresh water. Confirm whether it is coming from the drain valve, T&P discharge pipe, or from under the tank jacket.
- 2. Tighten or cap drain valve: Ensure the drain valve is fully closed. If it still drips, attach a hose cap or replace the drain valve. To replace, drain the tank below valve level, remove the old valve, and install a new metal drain valve with sealant.
- 3. Check T&P discharge: If water is coming from the T&P discharge pipe, investigate T&P valve operation and system pressure (see separate T&P fault entry).
- 4. Inspect tank bottom: If water seeps from under the jacket or rust is visible at the base, the tank is likely ruptured. The only safe repair is full water heater replacement.
Warning: Do not plug or cap a T&P discharge line that is actively leaking; this is a critical safety device.
