Possible Causes
Failed glass lining due to age, Severely depleted anode rod, Excessive water pressure or thermal expansion, Corrosive water conditions
How to Fix / Troubleshooting
Safety first: Turn OFF power or gas and close the cold water supply valve. Hot water can cause burns.
- Confirm source: Dry the area and inspect. If water is seeping from the tank shell or insulation, the inner tank is leaking.
- Check fittings: Rule out leaks from drain valve, T&P valve, or plumbing connections above before condemning the tank.
- Relieve pressure: Open a hot water tap and carefully open the drain valve to lower water level and pressure.
- Replacement: A leaking tank cannot be reliably repaired. Plan to replace the water heater. Consider installing an expansion tank and new anode rod to extend life of the new unit.
