Possible Causes
Excessive water pressure, Thermal expansion with no expansion tank, Overheating due to thermostat failure, Debris on T&P valve seat
How to Fix / Troubleshooting
Safety first: The T&P valve is a critical safety device. Do not cap or plug the discharge pipe. Water may be very hot—use caution.
- Check water pressure: Use a pressure gauge on a nearby hose bib to measure static pressure. If above 80 psi, install or service a pressure-reducing valve and thermal expansion tank.
- Test T&P valve: Lift the test lever briefly to flush debris from the seat, then release. If it continues to drip, replace the T&P valve with a Richmond-approved rating.
- Check thermostat setting: Ensure the water heater thermostat is not set excessively high. Overheating can cause T&P discharge.
- Install expansion tank: In closed plumbing systems, install a properly sized thermal expansion tank on the cold water line to absorb expansion.
