Possible Causes
Corroded tank, Leaking drain valve, T&P relief valve discharging to drain, Condensation misidentified as leak
How to Fix / Troubleshooting
Safety first: Turn OFF power or gas and close the cold water supply. If the leak is severe, connect a hose to the drain valve and drain the tank to prevent water damage.
- Identify source: Inspect the drain valve, T&P relief valve discharge pipe, and bottom seam of the tank. Dry the area and watch where water reappears.
- Check T&P valve: If water is coming from the T&P discharge pipe, see the T&P-related entry for causes (overpressure, overtemperature).
- Drain valve leak: If the plastic or brass drain valve drips, try tightening the cap or replacing the valve. This requires draining the tank below the valve level.
- Tank leak: If water seeps from the tank body or bottom seam, the tank is failed and the entire heater must be replaced.
