Possible Causes
Leaking relief valve, Corroded piping or fittings, Failed gasket on heat exchanger, Condensate misidentified as leak
How to Fix / Troubleshooting
Warning: Water leaks can damage property and electrical components. Turn off power if water is near wiring.
- 1. Identify fluid type: Determine if the liquid is clear condensate, system water with inhibitor, or domestic water. Condensate is usually clear and slightly acidic; system water may be colored or contain inhibitor.
- 2. Check relief valve: Inspect the pressure relief valve discharge pipe. If water is dripping or flowing, check system pressure and expansion tank function. Do not cap the discharge.
- 3. Inspect visible joints: Look at all accessible unions, threaded joints, and compression fittings around the heater. Tighten slightly if seeping, but do not overtighten.
- 4. Condensate system: Verify that the condensate trap and tubing are intact and not cracked or disconnected. Condensate leaks often appear at the base of the unit.
- 5. Internal leaks: If water appears from inside the cabinet and the source is not obvious, shut off water supplies and contact a technician. Internal heat exchanger or tank leaks usually require component replacement.
