Possible Causes
Excessive system pressure, Thermal expansion with no expansion tank, Faulty T&P valve, Overheating water temperature
How to Fix / Troubleshooting
Safety first: The T&P valve is a critical safety device. Do not plug or cap the discharge pipe. Hot water discharge can cause burns.
- Check system pressure: Read the pressure gauge. If pressure exceeds the rating on the T&P valve (often 150 psi), there is a pressure control issue that must be corrected.
- Inspect expansion tank: If your system has a domestic hot water expansion tank, tap it; it should sound hollow at the top and solid at the bottom. A waterlogged tank can cause pressure spikes.
- Test T&P valve: Lift the test lever briefly to flush debris, then release. If it continues to drip, the valve may be worn and require replacement.
- Check temperature: Verify that water temperature is not exceeding 140°F. Overheating can cause valve discharge and indicates a control or aquastat problem.
