Possible Causes
Worn ceramic/carbon seal faces, Dry running of pump, Incorrect installation of seal during previous repair
How to Fix / Troubleshooting
Safety first: Disconnect power and close valves. Drain the pump before disassembly.
- 1. Confirm leak location: Dry the area and observe. If water appears at the joint between the motor flange and pump housing, the mechanical seal is likely leaking.
- 2. Remove pump from motor: Disconnect unions, remove mounting bolts, and separate the wet end from the motor to access the seal.
- 3. Replace mechanical seal: Remove the rotating seal half from the impeller and the stationary seat from the housing. Clean the seal cavity and install a new Espa mechanical seal kit, taking care not to touch the seal faces with bare fingers.
- 4. Reassemble and test: Refit the impeller and housing, reconnect plumbing, prime the pump, and check for leaks during operation.
