Possible Causes
Thermal expansion with no expansion tank, High incoming water pressure, Overheating thermostat, Defective T&P valve
How to Fix / Troubleshooting
Safety: The T&P valve is a critical safety device. Do not cap or plug it. Hot water discharge can cause burns.
- Check water pressure: Use a gauge on a nearby tap to measure static pressure. If above 80 psi, have a plumber install or service a pressure-reducing valve.
- Install/inspect expansion tank: In closed systems, a thermal expansion tank should be installed and properly charged to absorb expansion.
- Verify temperature setting: Ensure the thermostat is not set excessively high. Overheating can cause T&P discharge.
- Replace T&P valve: If pressure and temperature are normal but the valve continues to drip, replace it with a properly rated T&P valve installed directly in the tank's relief opening.
